Snow Load and Roof Collapse in North Idaho: What's Covered and What Isn't

Schweitzer averages over 300 inches of snow a season. Down in town it's less, but a heavy winter still stacks up fast — and the calls we get in February are rarely about the house. They're about the carport, the pole barn, the covered deck, and the addition someone's uncle framed in 1988.

Snow load is one of the most predictable risks in North Idaho and one of the most misunderstood on an insurance policy. The coverage is better than people fear in one place and worse than they assume in several others.

It's Not Depth — It's Weight, and Where It Sits

A roof doesn't care about inches. It cares about pounds per square foot. Ten inches of dry January powder can weigh less than three inches of the wet, dense snow that falls during a warm front — and a snowpack that sat through a thaw and refroze is heavier still, because it absorbed rain and turned to ice.

That's why collapses cluster after a specific weather pattern: a big accumulation, then a warm rain, then a hard freeze. The load can double without another flake falling.

Where the snow sits matters as much as how much there is:

  • Unbalanced load. Wind scours one side of a ridge and deposits on the lee side. One half of the roof can carry two or three times what the other half does — and the structure was designed assuming a fairly even spread.
  • Drifting against vertical surfaces. Dormers, upper walls, parapets, and chimneys create a pocket where snow piles far deeper than the surrounding roof.
  • Sliding. A metal upper roof dumping onto a lower shed roof, a covered porch, or a deck concentrates an enormous load onto a structure never engineered to receive it. This is the single most common failure we see.
  • Valleys. Where two roof planes meet, snow accumulates and drains poorly.

What Fails First

In rough order, based on what actually gets reported around Bonner and Boundary County:

  1. Carports and open-sided shelters — light framing, wide spans, no interior walls.
  2. Pole barns and older outbuildings, especially with sagging purlins.
  3. Covered decks and porches, particularly ones catching slide-off from above.
  4. Additions and enclosed porches framed to a lower standard than the original house.
  5. The main dwelling — last, and usually with plenty of warning.

Notice that the first four are all the structures most likely to be excluded from weight-of-snow coverage. That's the mismatch worth understanding before winter, not during it.

The Exclusion Most People Have Never Read

Standard homeowners forms do cover collapse caused by the weight of ice, snow, or sleet — for the dwelling. Then they carve out a list. Commonly excluded from that weight-of-snow collapse coverage:

  • Awnings and canopies
  • Fences
  • Patios and pavement
  • Retaining walls and bulkheads
  • Swimming pools and hot tub enclosures
  • Foundations, footings, and piers
  • Docks and boathouses

Detached structures vary more by form and by carrier, which is exactly why it's worth asking specifically rather than assuming. If you've got a shop, a barn, or a detached garage that matters to you, the question to bring us is: "Is that structure scheduled, what's its limit, and does weight-of-snow collapse apply to it?"

If you farm or run livestock, the outbuilding question gets bigger — equipment sheds and barns are usually handled on a farm and ranch policy rather than a homeowners form, with their own limits per structure.

Ice Dams: A Different Problem With a Different Answer

An ice dam forms when heat escaping through the ceiling melts snow on the upper roof, the meltwater runs down to the cold eave overhang, and it refreezes there. The ridge of ice grows, water pools behind it, and eventually backs up under the shingles — which are designed to shed water flowing down, not to hold water sitting still.

The interior damage that follows is typically covered as sudden and accidental water damage. What's usually not covered: the ice dam itself, removing it, and damage that accumulated slowly over several seasons rather than in one event.

The durable fix isn't an insurance product. It's attic insulation and ventilation — keeping the roof deck cold enough that the snow on it doesn't melt in the first place. Sealing attic bypasses around can lights, bath fans, and the attic hatch usually does more than adding another layer of batts. It's also worth knowing that repeated ice dam claims at the same address can affect renewal, so fixing the cause beats filing again.

Before the First Real Storm

  1. Walk your outbuildings and look for sag in the ridge or bow in the purlins. That's your warning from last winter.
  2. Identify every place an upper roof sheds onto a lower structure. That's your highest-risk spot.
  3. Clean the gutters in the fall — clogged gutters accelerate ice dams.
  4. Get a roof rake and learn to use it from the ground on the lower few feet of eave.

Climbing onto a snow-covered roof is how people get badly hurt, and a fall is far more likely than a collapse. If the load genuinely looks dangerous, hire someone who does it for a living and carries their own liability coverage.
What are the warning signs a roof is overloaded?
Doors and windows that suddenly stick, new cracks in drywall or above door frames, visible sagging in a ridge line or ceiling, popping or creaking sounds, and sprinkler heads or light fixtures that have dropped below the ceiling plane.
